Methodists, this family resort continues to uphold many of

perfect family resort. Just across the bridges are the towns

Somers Point
to the west,
Sea Isle,
Avalon,

Cape May to the south and Longport,
Margate, Ventnor and Atlantic City to the north where liquor
is sold and served in all these towns.
Ocean City has 8 miles of clean,
pristine
beaches
where families can enjoy the fun and sun under the watchful
eyes of lifeguards. Beach tags are required. At night, all
can enjoy the 3 mile
boardwalk
where you can play
miniature golf, ride the
amusements, shop, eat or just sit and enjoy
the sights and sounds. Besides the eateries on the
boardwalk, there are also
restaurants
scattered throughout the town. You also can bicycle on the
boardwalk in the morning. No need to run to a mall as there
is
shopping on Asbury Avenue and numerous shops
on the boardwalk also.
Hotels, motels and bed and
breakfast
accommodations
are plentiful and are affordable for most. If you prefer,
most owners
rent their
properties weekly and there is a large variety from which to
choose - beach to bay, one to 5 bedrooms and one end
of the island to the other.
Ocean City has great
events
throughout the summer for all to enjoy. One of their
trademark events is Night in Venice, a boat parade. And
talking about boats, you can have lots of
fun in the water in this town from fishing,
surfing, boating to swimming. There is a public golf course
in the town and numerous
golf courses
in surrounding areas.

Comprehensive Buying and Selling Guide
There are many things involved in either buying or
selling a home in all parts of the country...not just Ocean City and
surrounding areas. You must do your homework so that your buying or
selling experience is a pleasant one. If you are thinking of
selling, there are numerous things you must do before you even put
it on the market. This is not an easy market and you want to have an
advantage over your competition. There are so many houses for sale
today....make yours the one that is priced right, has a good
appearance and is in "move-in"
condition.
Today, with the glut of homes on the market,
prospective buyers have many properties from which to choose and
don't necessarily have the imagination or the desire to picture your
house in its prime condition. They are looking for VALUE. Before
you put your home on the market, you should make the necessary
improvements needed.
These repairs or improvements should be cost effective or value
enhanced improvements. For example: you do not need a brand new
kitchen as that is not a cost effective improvement. Instead, paint
the walls (and cabinets) if needed, add a new faucet, buy new knobs
for the cabinets, look into new stainless steel appliances and a
more modern flooring. This can give you the look you need and
give you a good return on the money spent. The main reasons sellers
go through this expense and effort is to sell their homes faster and
for a higher price.
However, if you choose not to fix up your home, you
can still sell it. Homes can be sold in any condition IF
IT IS PRICED RIGHT. Something to remember....price is not what you need but
what it is worth

you call a Realtor

- Is the roof in good condition
- Does the outside need painting or power
washing
- Are the screens/storm windows in good repair
- Is the yard well maintained
- Are the gardens weeded and mulched
- Do the garage doors need adjustment
- Does the garage door opener work properly
- Is the front door "welcoming"
- Are the gutters clean
- Do the trees or bushes need pruning
- Is the driveway cracked, stained or in need
of major repair
- Do you need to remove old playground
equipment
- Is the deck or patio "party ready"
- Are the outside light fixtures working or do

INTERIOR CHECKLIST - time to get busy and evaluate
EVERY room - You must present your home as a finished "work of
art"
- Are the rooms cluttered
- Do the carpets need cleaning or replacing
- Clean out ALL closets
- Are the rooms bright and sunny - remove heavy
drapery or remove all window dressings completely
- Wash and paint the walls
- Does the kitchen date the house
- replace the cabinet hardware
- paint the cabinets if needed
- purchase a new faucet
- purchase a "granite" laminate for the
counters
- replace old appliances with stainless
steel
- replace outdated floor coverings
- buy a new light fixture
- remove "stuff" from counter tops
- organize drawers and cabinets
- Are the bathrooms modern
- buy new modern faucets
- treat all mildew
- replace shower curtain
- check and repair caulking if needed
- remove all stains from toilet bowl (try
Coke or pumice stone)
- bleach the grout or replace if needed
- fold towels neatly in linen closet
- remove all items on sink and toilet tank
and clean out medicine cabinet
- hang pretty towels and decorate bathrooms
as if they were rooms
- Remove most of the items from the closets
- Rent a storage shed for seasonal clothing,
excess furniture, any clutter you can remove...
